Check-in is at 3PM and check-out is at 11AM.

Rent of the villa is for the sole purpose of residential housing of the guests for the specific period and for no other use unless otherwise agreed with the hose.

The total number of guests cannot exceed the number identified in the booking agreement, unless agreed with the Property Manager in writing.

Parties, weddings, receptions, events and other similar functions will require permission in advance, as well as other requirements and fees deemed necessary.

Cancellation Policy: 100% full refund up to 1 month prior to check-in | 50% refund up to 2 weeks prior to check-in | No Refund 14 days prior to check-in

Security deposit is the sum of money in cash or with credit card pre-authorization that the guest gives during the check-in process of the villa as safeguard against damages made to the property. If no damages occur during your stay, the sum is given back in full upon check-out.

Smoking is not allowed in the villa. However, those guests who wish to smoke are free to do so, on the balcony/terrace/garden/pool area. Beware not to leave any cigarette buds in the villa or any exterior space, so as to comply with the safety precautions in the prevention of a fire. In case there is evidence of smoking in the villa such as bad smell and/or damages, guests will be charged the amount needed to repair damaged items to original state and/or special cleaning of materials such as curtains, pillows etc. Most importantly, guests should respect the fact that Villa Zanetti is a non-smoking villa and there are guests who choose it especially for this reason.

Supporting personnel (maid, gardener, pool/villa maintenance crew) can enter the property at pre-agreed times when necessary (discussed with host in advance).

Property is expected to be handed over tidy and clean. An extra cleaning fee may be subtracted from the security deposit if the property is left excessively dirty or a mess.

Any damage to the villa including furniture and appliances will be inspected by host upon check-out and may be subtracted from the security deposit.

Pets are allowed only with prior consent and approval of the host. The host reserves the right to cancel the rental agreement if a pet is found on the premises without prior consent.

Guests are expected to conserve water & energy. Please turn off lights, fans, stoves, A/C, water heaters, TVs unless needed. Water is extremely scarce in Greek Islands, so please do not abuse it.

We cherish our guests’ safety and will do everything possible to safeguard it. Nonetheless, the host will not be responsible for any accidents or natural disasters or other occurrences that might result in sickness, injury, or death.

The host assumes no responsibility for accidents, injury, death or loss, including consequential damages from the rental and use of its property.

Swimming Pool: special clause for private swimming pool, used with caution for leisure and only. Guests assume full responsibility for the use in or around the swimming pool. In case of accident, injury or death, the guests waive any future claim against the host. PLEASE NEVER LEAVE CHILDREN UNATTENDED PLAYING AROUND OR INSIDE THE SWIMMING POOL.

Security and valuables: Guests are fully responsible for any valuables left at the property. The host shall not be responsible for any potential loss. Please use the safes and take precautions against theft and burglary. You should make sure to have all doors, panes and windows closed and locked when leaving the accommodation. In the event of any theft or damage occurring through negligence of the guests, the host reserves the right to ask compensation from them. In case you vacate the property owing to a burglary, no refund shall be given.

The host reserves the right to terminate the booking agreement in case there is evidence or receives complaints for impeachment of Greek Law by guests.
